How are the banks' interests satisfied by government-sponsored lower rate mortgages? Homeowner Jones owes $250,000 for his home that is now worth $180,000. Does the government give him a low interest rate on a $250,000 loan so Jones can pay off the bank? What would motivate Jones to go $70,000 in the hole to the government, rather than have the bank eat his lunch?

On the other hand, if the government only offers Jones a low interest loan for the current $180,000 value of his house, and Jones can't pay off the bank, what keeps the bank from putting a lien on Jones or starting foreclosure on the unpaid bank mortgage? Now Jones has legal expenses up the kazoo fighting the lien. Why would Jones take this deal either?

The government needs to facilitate discussion between Jones and his bank for the bank to refinance first. Somehow the loss of home value has to be addressed, and the govenment entering as a third party will not fully address this loss and will likely lead to great legal costs.

I am for the public works aspect of the post. Enjoyed the post.

This morning, I read again Bush's economic philosophy that "we must make the pie higher." The combination of an uninformed, arrogant president with a secretive, cynical vice-president devolved into this perfect storm wreaking damage across foreign policy, domestic policy, economics, human rights, American rights.

What a great relief for my neck muscles. After eight years of shaking my head side to side, I'm rediscovering old muscles from nodding my head up and down. Hope is a great thing. My hope got me off the sofa and knocking on doors this campaign, first time ever. Hope got me to contribute monthly small amounts on Obama's web site, first time ever.

The road is long, the climb is steep. But hope certainly makes each step easier.

This is a bit off track, but I'd like to comment on AnacherForester's "voice."

I live in Green Bay, born a Packers fan, love Brett Favre. What drove me nuts about Favre, he of the ungodly interception, was his attitude that because he made the great plays we had to accept the horrific ones. He was who he was and he couldn't change. Favre is certainly one of the ten best QBs ever to play. However, had he ever addressed his shortcomings, his penchant for the shockingly poor pass at inopportune moments, he would be the greatest of all time with a couple more Super Bowl rings to boot.

AnacherForester notes his use of profanity. We are asked to "deal" with it. My friend, when you find yourself typing "fuc..", stop, hit the backspace three times and find a better way to express yourself. I'm no prude. Sometimes a fuck or a shit expresses the sentiment perfectly, but it's the singular use in an unexpected context that makes it powerful. To me, a torrent of profanity simply suggests a lazy mind. You certainly can change. Drop the italics, the boldface, the underlining. Just make your arguments, let your words speak. You'll have more readers. Don't force me to wade through the font tricks and profanity to discover what you're saying. I'll understand your argument and your urgency. Change a bit, and make it easier for me to read it. Keep writing, I'll keep reading.

A government contract to the American automakers to produce and provide electric and hydrid cars for the government fleet will kill any innovation or incentive for the automakers to improve their vehicles. What you'll get is the automotive equivalent of the post-Katrina formaldyhyde trailers: fields of crappy autos unfit for use but bought and paid for by the US Govt. The automakers will produce the lowest cost, least innovative car to satisfy the contract and grab the cash. As the cars won't be individually owned, no one will complain enought to return them.

Keep in mind that congress has already passed legislation curbing innovation. My understanding is that the tax credit bill for purchasing hybrid or electric cars included a sop for the American auto industry. After a period of time, the best selling hybrids had their tax credits reduced or phased out. This effectively penalized the most innovative produces making the most popular hybrid cars while benefiting those producers (American) who lagged behind in innovation and commitment to hybrids.

I certainly am no strictly free market guy. Rather than simply have the government purchase a bunch of crap from Detroit, I'd rather have the government request in-depth, exhaustive plans from the auto industry regarding hybrid products, production plans, and manufacturing plant requirements. When these plans are deemed feasible, the government can provide a loan and oversight for the automakers to pursue these plans.

10 step plan for the Republican party? Stand nine steps back from a sheer cliff and move forward.

What's killing the Republicans is the base's quest for purity. Romney's Mormonism was not a pure enough form of Christianity. Ridge and Pawlenty, not pure enough in their anti-abortion views. McCain was simply the last man standing. Palin is the closest thing to purity for the base, but the thought of her in power so terrifies the moderates that the Repubs can't win with her either.

Note the differences in the two conventions and the election night speeches. The Dem convention delegation was nearly 50 percent minorities. Of 2300 Republican delegates, 36 were minorities, or 1.5 percent. McCain held his concession speech in a ritzy hotel to an invitation-only, wealthy all-white crowd. Obama gave his speech on Chicago's "front lawn," Grant Park, open to everyone who cared to attend.

The Republican party is now the White Nationalist party. They've got a lot of work to do, and I hope it takes them decades to do it.

I don't feel sorry for her. Her eight straight days, starting with the convention, of lying about being against the bridge to nowhere, until the timid press prit near called her a liar. Her anything goes attitude when it benefits her personally, such as her unapproved $50,000 mayoral office renovation and the ridiculous $150000 amount she spent on clothes when told to get six outfits. She is a complete and utter fraud.

I went door to door this election for the first time ever at 49 years of age, and I contributed financially for the first time. I've always been aware of the political scene, but I sure felt a need to act this time.

One of my best friends mentioned to me tonight during league bowling that her father, a life long workin' joe democrat, but definitely an Archie Bunker type and no stranger to the word "nigger", mentioned to her that he never thought he'd see a black man elected in his lifetime. He cast his vote for Obama, party before prejudice. What next? I just might crap gold coins tomorrow!

If I can add as an example, note how the "intellingencia" of the Republican party--Colin Powell, Reagan's Chief of Staff, Larry Eagleberg, the numerous newspapers that are endorsing a democrat for the first time--are moving from Palin. This is a second group in the Republican party that Palin cannot follow in front, as she is restricted to exhorting to the far right intolerant evangelical base. She will not be able to unite the party in 2012 and will not be the nominee, only a grand embarassment.
